We had a really great stay at Church Farm. Great location for the beach and town centre. Owners were on hand at any time for anything.
Lovely spacious house, but needs some TLC had to use a torch to go in downstairs toilet, curtain in 1st floor king size room falls off and window does not open. Dried food behind door in bunk bed room, cobwebs and spiders everywhere! I had to empty hoover to use it, it was so clogged up. Toilet brush and cleaner needed in family bathroom I have bought some and left it. Bath takes at least 35 minutes to run. Couldnt beat the views from the bedrooms and in a good location but just let down by maintenance.
We stayed here for two nights for my wifes 40th birthday celebrations. The house is in a fantastic location and is lovely. It's a short walk to Aldeburgh high street. It was perfectly adequate for us for two days but I wouldnt have been comfortable paying the amount we did for a longer period of time. I agree with comments that have been made in previous reviews. Communication was great prestay and there was a really helpful book with all the house information in it. On entering the property, a bottle of wine and a couple of packets of biscuits had been left for us which was a nice welcome gesture. We did however have to remove a number of spiders which made us wonder if it hadnt been stayed in for a while We used the firstfloor king bedroom and the secondfloor king bedroom. Both rooms were comfortable and had everything we required. The windows in the firstfloor bedroom were difficult to open didnt open and then one wouldnt shut lock. As we were trying to open the window, the curtains fell off the curtain rail as they werent secured properly. Unfortunately the shower pressure in the ensuite was terrible and the shower head could do with descaling. The kitchen had everything we required as did the living room. They were very comfortable and had easy access to the garden. We spent the majority of time in the living room. The property also had motion detector lights in each room which were a great idea! They were very helpful if you needed to use the toilet during the night. In general, the house is lovely and is in a fantastic location but again, as mentioned in previous comments, the maintenance and cleanliness needs addressing. There were cobwebs and spiders in a number of rooms and it was surface level clean but could do with a deep clean both inside and out.

An attractive option in a quiet culdesac. Sea view was appreciated from upper rear rooms and the dining room surrounded by garden was very pleasant. Kitchen was well equipped but it needed a teapot and some cupboard space for our own food, Sadly the property was let down by a number of factors. Parking is awkward but made much more difficult by 3 neighbours all parking in ways that restricted access. On street parking is available down the hill. Cleaning was good for obvious surfaces but a lot was overlooked. In different rooms I found a 5cent piece, a small white pill possibly dangerous to a child and an empty bottle lying on the carpet. Maintenance was similarly slapdash. We rehung a curtain and a picture and replaced a bathroom cupboard handle that was unscrewed. Two of these items had been mentioned by a previous review, suggesting a lack of concern for review comments. Water pressure was a serious problem. Both showers have poor pressure and it is inconceivable that anyone would wait long enough to get a decent bath. It was not possible to use the shower when a tap is running.
Really enjoyed our stay and the house was just what we hoped for. The rooms were all very well equipped and everything was very clean. We really liked the location and closeness to the beach. There were a few small niggles which you might want to look at fixing 1. The left side curtain in the top floor bedroom had fallen off and was folded up in a cupboard. We found it and put it back up but some of the curtain hooks had disappeared, so it doesn't close properly. 2. The bathroom on the first floor doesn't have a knob to open the cupboard, so can only be opened by twisting the key to a certain angle and then pulling it. 3. We were missing linen for the 3rd mattress in the bunk bed maybe we should have alerted you but we didn't know this there weren't enough dishwasher tablets provided for the week. The maintenance company responded VERY quickly when we texted about this, which was really good. 4. The windows in the first floor bathroom ensuite either do not open at all, or are so stiff as to be unopenable we didn't want to force the handle and risk breaking it!

9 Church Farm Rise is a really nice property clean, well equipped, well positioned to beach ,pub,supermarket and only a leisurely stroll along the beach into the town centre. We thoroughly enjoyed our stay. However there is an issue with the plumbing top floor shower is hot or very hot impossible to control water temperature, whilst house has 3 showers our experience was that it was only possible to use one at a time for lack of water. Also lack of water pressure was such that flushing of toilets was an issue. If the plumbing issue is addressed we would have no hesitation in giving a 5 star review. A minor inconvenience was the parking at the house. Inconsiderate parking by residents of adjoining properties was such that we were unable to park without asking other residents to move their cars.

This property was perfect for our family Christmas away. The house is beautiful and the location is great if you wish to be able to walk into the town and within minutes of the beach. The bedrooms were all very comfortable and decorated beautifully and the extra bathrooms were appreciated. This house could be 5 stars plus with a little extra care. Unfortunately some maintenance issues previously mentioned by guests are still ongoing for example the downstairs toilet has a camping light. Also we found a couple things to be a little odd. Although the kitchen was well stocked with everything there were no cupboards empty to put food? The dining room is missing a chair from the table meaning we had to take a chair from the kitchen and the door to two of the bedrooms wouldn't shut properly in the frame, again not huge details but with a little better care and maintenance this could be a gem. Lastly although we booked Christmas originally it wasn't going to be decorated, in the end they managed to get a tree up for us but we did have to add lights to this and also take other decorations to make the place festive the host was very kind and let us check in earlier because of this and did say it was an oversight as not rented at Christmas before so fair enough. Overall though the house felt very homely and we all felt comfortable being there. The space is well laid out and we loved things like having a utility space with a huge extra fridge! Also we managed to for two cars on the drive parked close together with the gate open at no issue to any other properties as did the house next door. We all agreed we would go back again and hope the owner can work through these little snags to make this amazing.
A great house in a lovely position. Lots of space, very comfortable and well equipped. The showersbath however, had very poor water pressure which resulted in a couple of cold showers!

The downstairs toilet light was not working. The double room without an on suite door was sticking, so it was difficult to open close. We didnt have a high chair this was not a problem or we would have called The shower temperature in the top floor shower couldnt be adjusted. All of the above didnt interfere with are stay, its a lovely property, very comfortable and well equipped perfectly located. We love Aldeburgh and have visited many times. Thank you
We enjoyed our week at 9 Church Farm Rise very much. I stayed in the top floor bedroom and would make a couple of observations. First, the shower appeared to be stuck on a very hot temperature. Neither I nor any of my party could cool the temperature down. Second, the short flush on the toilet wasn't working. The obvious issue with this property is the fact that there is only one parking space. For a four bedroom house, this is simply not adequate. I had to leave my car in Church Farm Road. That said, the property is really nice and well maintained.
Very happy with the property and our stay. The lights in the downstairs did not work so we had to resort to taking the torch in with us. A kitchen step would be useful as we found a lot of the higher shelves in the cupboards in the kitchen difficult to access. The second floor shower leaked a lot of water on the left hand side but not sure why. Otherwise a very good stay and a lovely property

It is a beautiful house in a fantastic location. A stones throw from the beach and the high street. I loved our view of the sea from our bedroom. The house was clean, comfortable and well equipped. We all really enjoyed our stay, particularly our walk up to Thorpeness and would happily come back.

Lovely comfortable house with high quality appliances throughout, huge beds and many other extra little touches provided by the thoughtful owners to ensure a perfect stay. Theres a cot and a high chair for the little ones, a lovely garden and the bonus of 3 bathrooms to keep everyone happy There are also 2 well stocked supermarkets on your doorstep for all the essentials. A 2 minute stroll takes you to a gorgeous beach views of from upper levels of the house! and a little further on is Aldeburgh itself and all its delights. There are several walks right from the door including the magical Thorpeness a must!. Also a short drive will take you to Snape Maltings, gorgeous Orford and historical Sutton Hoo. Southwold is a little further, but still a comfortable day out. Overall a wonderful house in a gorgeous location. Cant wait to go back!
