The whole family loved this beautiful house, full of character, warm cosy rooms, lots of loos, amazing kitchen, fun garden, plenty of parking. Its also a lovely area to visit with some great walks with or without a dog!
The cottage and holiday exceeded our expectations. The house, in a quiet location, had everything we needed, beautiful conservatory, lounge and bedrooms. The garden is large and perfect for our 2 cockapoos. 6 mins walk to lovely pub and 10 walk to dog friendly beach. Surrounded by amazing heaths and woods.
We had a lovely week at Church Farm. The house felt large, clean, and comfortable and perfect for our family with 3 young children. Dunwich is a geat village, perfectly located to be within easy reach of beaches and walks and various day trip activities. We'll be back Church Farm!
A lovely house, our second time staying here in a year Oct '25 and March '26. Wonderfully positioned for walks to the coast and trips to Southwold and the surrounding area. Great to have a pool table and lots of different spaces for family to hang out, including a comfortable living room and a spacious kitchen. One proper en suite bedroom, one bedroom with a shower en suite no toilet and two family bathrooms worked just fine for our party of 7. A big old house, but nevertheless very warm in most rooms for both of our stays although our children said the attic bedroom was cold. One thing that would greatly improve our stay is thicker blinds andor curtains! The blinds are very thin in the bedrooms, which meant an early start with the morning sun not ideal for holiday lieins. Also, if you're a light sleeper then the hourly church bells might be a pain, even if you have earplugs as they were for me at 4am!. Sharper knives in the kitchen are needed too.
An excellent stay in the festive period. The building is great, made for a grand family gathering. Pool table is a great addition and the venue had everything you need. Will be booking again soon!!!

The house cottage exactly matched its description on the website. It was a great privilege to stay in such a lovely home filled with character and Victorian charm. It had everything you could ask for and so much more! The owner and house keeper were so helpful . It was the best one we have stayed in and have already booked it again for next year Dunwich Heath, the beach , the Forest and the Marshes were all great places for a variety of walks with our little Toy poodle . It was a great location for exploring nearby places like Walberswick and driving to Southwold and Aldeburgh. For really picky feedback, can we suggest that the wardrobes have a rail instead of several coat type hooks and hangers where it is quite difficult to see and select your clothes behind one another on each hook!

We had a fantastic week in Church Farm Holiday Home. This is a very spacious house with everything you could possibly need. The house was clean and warm and the beds are extremely comfy. Good bathrooms too. Lots of space to socialise too. A beautiful and enclosed garden which our dogs loved. The location was fab with a short walk to the beach and the pub. Beautiful coastal villages and scenery all within a short drive. Had some lovely countryside and coastal walks. Would not hesitate to recommend and hope to come back. Very responsive and helpful owner. Good value for money. Wonderful!

A really lovely, well equipped house, perfect for big get togethers with friends or family. The house has plenty of space and is very comfortable. There is a beach, cafe and a pub all within walking distance, as well as the village museum, so plenty to do and the house seemed like good value.

This is a real character property in an idyllic location. Dunwich has a fantastic beach, cafe and gastro pub all within walking distance of the cottage. This was ideal for our extended family which includes 3 children under 3 years old. The safe garden was also lovely for quiet afternoons. Great to have four bathrooms and plenty of space in the well equipped kitchen. One immediate improvement would be to have a proper cot for the baby rather than a travel cot, as there is plenty of bedroom space to accommodate one.
We loved it wellset up for an extended family as ours was We were concerned about the bin collection and did attempt to recycle properly There were a few ants around and they had congregated in the sugar canister. We disposed of the sugar and ants and contained them The accommodation was definitely set up for couples apart from the top floor of course but we managed. We had people coming at different points during the week but anticipated the need to bring our own linen towells, pillow cases sheets and duvet covers. It may be worth specifying that the accommodation and facilities provided for one set of people and if a change was needed there would be a charge I didn't pick that up in the details Lovely garden and location. Spacious for entertaining we had relatives who came for afternoon tea from the local area. The house had a lovely ambience relaxing and rustic not too pristine so ideal for comings and goings of all ages and gender and interests. Our third time at this great Farm House, which we love. Really spacious and comfortable accommodation and easy to live in and fantastic having easy car parking. We would suggest that the hand washes in the bathrooms should be topped up some were empty and a hand soap offered. There should also be a few logs and kindling as a starter and a wifi speaker for music. Also the welcome pack should include something in addition to a marzipan cake e.g. a bottle of wine and savoury nibbles or biscuits etc.

What a wonderful property. We have searched for a long time for a property with three double bedrooms and three bathrooms for ourselves and our two children and their partners. This was perfect and very well equipped. Great location too.

This is our second visit to Church Farm with all the family. The house is in a lovely position, 10 minutes walk to the beach and a very good cafe and 5 minutes to the Pub. It has lots of room for everyone. We would love to go again but the house is on the market so maybe the new owners will not rent it out. We love Dunwich.
A really beautiful house and well situated for the immediate area and beyond. Only negatives were that some comfortable garden furniture would have been good and we were a little disappointed at the level of cleanliness, especially around toilets and bathrooms.
We enjoyed an excellent extended family holiday at Church Farm the three dining spacesbig enough for the 8 of us suited us brilliantly not to mention the 2 dishwashers when it came to clearing up. The setting is very peaceful yet the Adnams pub just a short walk away was most handy. We all just loved the house with its distinctive windows and style.

We loved our stay here. The bedrooms were clean and extremely comfortable. The house had character. The kitchens are extremely well stocked and the variety of tables for eating mean that you can be flexible in terms of where you eat depending on the weather and your group. We also loved the pretty, secure garden.
We had the most fantastic week at Church Farm everything was so perfect for our group. The location is ideal for country walks and the beach. The house is stunning, the rooms have beautiful proportions and its so well equipped. Wouldnt hesitate to recommend and cannot wait to stay again!!

A wonderful place to stay. Dunwich is just excellently located with pub and team room close and ditto plenty of great walks. The house is spacious and gracious with plenty of bedrooms and a lovely garden as well as a well equipped kitchen two in fact!. Great fun to be had in the billiard room, too. We do think a second lounge would be good it could easily replace the large table in the conservatory. A technical issue during our stay was immediately resolved which was much appreciated.
Lots of space, snooker room a bonus, close to beach and forest, nice and quiet. Would have liked easy chair in conservatory.Owners helpful & friendly. Beds comfortable. Great location for bird reserve and walks. Generous parking space.
Three generations celebrated a major birthday and the property fulfilled our needs well. 3 spacious double bedrooms and an attic for kids stairs up rather steep. To have three and a half bathrooms was great but layout not ideal as only one properly ensuite. A curious house with two kitchens and two dining tables, it was generally very well equipped and comfortable. Well positioned with fiveminute walk to a good pub, yet very quietly situated with lots of parking.

We very much enjoyed our stay at Church Farm for Christmas. The house has lots of character, is in a fabulous location and is very well equipped for entertaining. Our party was actually only five so the house is very large for us but I think we made good use of it all! Our dog loved the garden and of course the walk on the beach. We also explored the local heath and forest which was great for walking. Thank you for having us

Perfect in every way unless you need hermetically sealed windows and constant heat, because 140 year old single glazed windows in an old house gets a little leaky in the winter. Having said that, heating is modern and efficient so overcomes that. Very well appointed with lots to do at home and out and about. A great place from a great agency with advice and instruction accurate and timely as always.
It got very cold suddenly at the weekend and the very beautiful no doubt listed windows upstairs were rather drafty. Thats the only issue, the heating was great and plenty of hot water
Lovely stay. Great position. Walled garden a bonus. Wonderful walking from the property. Well equipped. Plenty of fridge space. Plenty of hot water. Quiet location. Older property so expect drafty windows a bit of dust and a few cobwebs. Would be good to have full toilet rolls in Bathrooms to start with or a least a full one left in each. Info dotted around but could not find a file of information. If there isnt one that would be useful as one of point of reference for everything about house but also info on area. Maybe we did not find it. We asked for cot to be put up and it wasnt did not really matter but would have been useful. Thoroughly enjoyed our stay.

We loved our stay at Church Farm. Although some aspects of the property are little 'tired' it was perfect for us you never really feel comfortable in a 'perfect' property!. The only downside was that the descriptions and photos on the website do not accurately represent the current layoutfurnishing of the property the study is now set up with a pool table and the conservatory was set up as a further dining space. Although this did not really detract from our enjoyment of the property, it would have been nice to have been informed of the changes before the holiday commenced as the property was not set up as advertised and, as we were a multigeneration group, it would have been nice to have 2 separate sitting areas.

Excellent accommodation for our needs both house & garden. Good location for beaches & local towns we stayed fairly local. Plenty of food storage space esp fridge & freezer and for our clothes. A few spare loo rolls would have been nice. We had excellent seafood platters from the Sole Bay fishery. Very friendly local community who were very helpful when one of our dogs escaped over the front wall! All in all a very enjoyable holiday.

The house had a lovely feel to it. It wasn't perfect but then neither are we! It did have everything you could possibly need, especially it's nearness to the pub and beach! The beds were comfy and we slept well with all that sea air coming in the windows. There's loads to do in the area around the house. We even tried on the headgear in Dunwich Museum.

The property was ok but over priced for what it is. There is plenty of parking and has rooms as described but lounge isn't spacious, conservatory feels dirty, water stains on kitchen ceiling, butlers kitchen all a but of a mess. Left over consumables, looked at the olive oil, decided not to use. Main bathroom door doesn't shut properly so no real privacy, other items similar. It's a pretty property but isn't that well kept. It feels that it needs a complete refurb and scrap the old linen etc if you want to retain the rental fees. Location wise it's tucked away for a nice retreat, pub, tea room and beach just round the corner.
