We had a fabulous week with grown up family the house really delivered every home comfort thought of the beds super comfy, great bedding, lovely sitting room and plenty of space. We had great weather so used the garden lots and the dunes and sea so close is perfect would love to return the welcome Prosecco beers and snacks was great too thank you
The Dunes was just perfect. We stayed in November and it was so cosy. Perfect for a blustery walk along the harbour and a quick cold dip in the seastraight out of the garden onto the dunes. The house was equipped with everything you could possibly need. Would totally recommend this property.

We love the Dunes, its our perfect happy place for a holiday hug. It is beautifully appointed and kept, with generous details of comfort from throws to snuggle in, torches to explore with, to enough mugs, cutlery & egg cups for us all. We reluctantly leave,anxiously making plans for our next return.
We had a second great stay at the Dunes, which is an extremely comfortable and well equipped property. The location is perfect and ample parking is a rare bonus in Southwold. No criticisms at all with the Dunes, but the WhatsApp booking support line with Sykes Cottages Best of Suffolk is unhelpful. After making an enquiry and being told that someone would come back to us, we had a further message to say that no reply would be made because 24 hours had elapsed. Hopeless!

A really comfortable, wellpresented house with plenty of seating and great beds. Fantastic location right by the dunes and the stunning beach with good walks from the door. We were all sad to leave.
The Dunes is the epitome of a perfect holiday cottage and to stay there is like being greeted by an enormous relaxing hug. The furnishings and decor are vibrant and so comfortable and the position on the dunes is perfect for walks and play. It is beautifully appointed, everything you need is in place, and the drink & nibbles are much appreciated. The keysafe was proving difficult over our last visit, Im sure it just needs a bit of freeing up.

We stayed at The Dunes for my husbands 60th birthday. It was absolutely perfect for our family including our 2 year old grandson. We had the most wonderful time. The house is beautiful, every comfort has been considered, the decor is perfect and walking out to the beach from the garden works perfectly and its a short walk to the harbour with the fish and chips huts, even in the rain. On the whole, we loved it, we really enjoyed our time there and I really hope we can return. Communication with the company to ask questions was challenging as sometimes the answer was not clear on the website or via our account, we managed eventually. When we were asked to bring bedding for the travel cot, we hadnt realised, it meant to also bring a mattress for it too, but we made a makeshift one that worked well. A fabulous stay, really comfortable, very stylish, win win, 5 stars

Excellent trip. The house is stunning. Well maintained and beautiful decor. We stayed there in 2024 and booked again as soon we returned. The location next to the sand dunes and beach was perfect for our Chocolate Labrador.

We absolutely love this property this was our 3rd stay. The facilities are just perfect as is the view from the main bedroom! and the location fabulous straight out of the garden onto the dunes for dog walks, a short stroll to the harbour for fish & chips, so much within walking distance or a short drive would have loved to stay longer and already looking forward to booking again! The owners have created a beautiful holiday home and the extra touches are very appreciated the easter chocs certainly went down well! Also appreciated the very prompt maintenance visit to fix the bath plug hole and especially as it was Easter Monday, thank you.
A fabulous house in a great position for a family holiday, we had 3 generations staying and thoroughly enjoyed it. The house is very well appointed with plenty of crockery, cutlery, glassware etc and cooking was easy with the cookware available, which is often not the case in many places Ive stayed. Our only negative is the internet was irritatingly slow but I mentioned it to the agents who have said they will look into it. Southwold itself was charming and the pier is a must to visit!
I booked this for my family as my husband and I were celebrating a special big! wedding anniversary. Its a lovely house in a great position for walking, and my young grandson was especially appreciative of the big Christmas tree that had been put in the lounge. It made everything look very festive! Its a bit out on a limb as indicated in the description of the property so if youre not fairly fit you will have to get in the car to get anywhere. It is spacious and well equipped. So often my experience with holiday homes is that the quantity of cutlery and plates etc is equivalent to the number of guests, but here there was plenty available. The beds were spacious and comfortable. Its very suitable for anyone with mobility issues with its ground floor facilities and step free access. The shower downstairs is a cubicle with with a small step into it which I managed with no problem, although a grab rail would have been useful to have. But thats a minor issue in what was a lovely weekend away.

Staying at the Dunes is a total joy! Its like walking in to an exciting warm hug, with the added extra of a wonderful view and direct access to the dunes and beach. It is as comfortable for just two people, as it is when we had all 7 of our extended family there. The enclosed and safe garden is a massive bonus for both dogs and children. Everything about the house was high quality with a couple of exceptions. At this price point rattan style garden chairs are not acceptable as lounge furniture. Also sky sports subscription would be an excellent addition to the property. Other than that no complaints at all.

We had such a fantastic stay at The Dunes, one of the best holiday homes we have stayed at. It was clean, well equipped and beautifully decorated and the location was perfect for strolling to Southwold or down the harbour to get fish and chips or the little ferry across to Walberswick. It was home from home and we all thoroughly enjoyed our stay. Would highly recommend booking The Dunes and we will be returning in the future!

Hi, the Dunes are so comfortable, and all you can do is chillout and we absolutely love the location. When you first arrive the front of the property does not do it justice and when you walk in its just so homely. This was our second time and we are looking to book again for a 3rd. We loved the location of the holiday home. To be able to walk out of the garden gate on to the dunes and the beach was ideal for us with two small children and a dog. Having three bathrooms and a downstairs loo was very convenient. The furniture was comfortable and practical and we were impressed with the number of games to play. The kitchen was well equipped and we even managed to bake a birthday cake. The bar area was great and so was the general decor.

We absolutely love staying at The Dunes! We have stayed twice this year and already booked a week for next year, we love it so much. The house is perfect and you cant beat the location! Its a wonderful place to relax and enjoy the seaside any time of the year. Cannot wait to come back!
Staying in the Dunes was perfection. The cottage was beautifully appointed with attention to detail in every area, it gave our senses a zing and our bodies a cuddle. The position is wonderful in all weathers, for everyonebig, small & hairy. We have just rebooked for next year!

Fabulous accommodation in a great location for the beach and for enjoying all that Southwold and Walberswick offer. We enjoyed our 4 nights in March and looking forward to returning for longer in the summer. Parking will be easier when the dropped curb is sorted but this is really a minor niggle
The property has been skilfully up dated and very nicely furnished internally , however, had we been a party of 8 we would have found 2 of the claimed 4 double bedrooms far to small to be comfortable . That apart, internally it was 1st class . Externally it is a disappointment . It is at odds with all the effort that has been made inside . It's situation and general presentation is poor .
This is the second time we've stayed at The Dunes and it's such a lovely place. House is excellent, extremely clean and very well maintained. Excellent situated with easy access to the town and all the lovely walks that the north coast of Suffolk provides. Highly recommend it. Phil
