This is a wonderfully comfy house, that was a real pleasure to stay in over Christmas. Great location too with rail connection and supermarkets in Saxmunden and then the coast and RSPB reserves nearby. You need to be aware that the stairs have a 90 degree bend in them and the inside edge of the stairs are thin. Absolutely no problem for those steady on their feet, but my 94 year old Mum was very grateful for the ground floor bedroom!
A beautiful farmhouse in a delightful setting. As a family of 14 including grandchildren ages ranging from baby to 15 years there was plenty of room for all of us we all arrived to a warm welcome with a bottle of Prosecco Christmas decorations and a huge tree in the dining room. The downstairs rooms all flow into each other which is great with little ones the older children and adults appreciated the barn outside kitchen door with table tennis and darts and the younger ones had plenty of room to play and play table football opposite the red lounge. The house was spotless and a has a great kitchen with everything you need for a large group of people. We especially all enjoyed sitting down to a Sunday roast at the huge dining table. We all feel we made the best choice for our family thank you West House Farm.

What a house! We had 13 people stay and we never once felt like we were on top of each other, the house is so spacious, and the dining room is amazing for large groups. The house is beautiful inside and out and well located for some days out and walks. I would definitely recommend! Thanks for an amazing stay
Nice location for a family holiday. We had six adults and five grandchildren. Table Football would be better located elsewhere, rather than a bedroom. Lots of things to do in the house and barn. Plenty of Cutlery, Crockery and Kitchen Equipment..
Had a lovely 3 day stay with 3 generations of the family. West House Farm was a perfect accommodation for us all, was spotlessly clean and was well stocked with plenty of utensils and crockery. Apparently would have been good to have a hairdryer but otherwise the house was very well stocked. Great location for popular costal towns of Aldeburgh, Thorpeness and Southwold. Highly recommend for any large family group. 1010
A lovely property, well maintained and very peaceful. The house is well Located for beaches and places of interest such as Aldeburgh , Framlingham and Southwold. We had young children with us and they loved seeing a hare which would run past, herons and other wildlife .
This is our second visit a year after the first. We all absolutely love this property, nicely isolated and yet accessible to many parts of Suffolk and Norfolk. It very much suited the composition of our group in terms of bathroom facilities and 'peace and quiet' away from the traffic noise! There are two sitting rooms, so one group can watch the TV and those who wish to read or work alone can use the other room. There is a very large dining room and plenty of kitchen space and equipment. The property is well maintained and care for. Thank you!
West House Farm is a fabulous place to stay. It's has a querky layout upstairs but our little ones loved it aged from 6 months to 6 years old. The stairs up from the kitchen are incredibly steep so may not suit someone with mobility issues, although there is a single bed downstairs. The kichen is huge with a fabulous centre island, double fridge freezer and wine cabinet. Plenty of room to prepare meals. The two wet rooms are a real bonus as is the boiler room which dried the laundry really quickly. There is a large barn housing tabletennis and a dart board and various garden games adjacent to the property. The garden is massive and the plot is surrounded by fields so no light pollution. We are a large family group of 14 and have been away at Easter for the last 3 years. West House Farm has been voted our favourite accommodation so far.

This property is undersold on the web site. Beautiful countryside position within short drive of beaches and attractions. Lots of room inside and out to keep the whole family happy. Table tennis and darts in the barn. Living among nature including deer, hares, owl, heron and family of 12 ducklings on the pond.

The property is absolutely beautiful! The photos really do not do it justice, It is a lot larger than the photos show and all of the furnishings are immaculate. We stayed as a mixed age group from age 1 to 70 for my 40th birthday and it was suitable for all. The children loved the space and the outdoor areas and we loved the open fires and expansive dining room! The kitchen literally has everything you could want including lots of fridge space, mixers and blenders, children's cupsplates, you name it, it was there! It was minus 5 outside when we stayed here but the entire house was warm and cosy. There is a smart TV in the front room which we could get you tube and netflix on and a selection of board games cards too! I would 100 recommend this property for a large family group. Thank you so much to the owners for making such a wonderful space for a home from home stay!

West house farm is the most incredible place to stay. The photos do not do it justice. The property is spacious yet cosy, the beds are so comfortable. Endless hot water, efficient heating, great outdoor space with games, quirky features, fantastically equipped kitchen, beautiful dining room. An excellent space for a gathering of a family of 13 ranging from ages 455! Will definitely be booking to come back! The host was extremely friendly, accommodating and always on hand if we had questions. 100100!

Fab house that appeared to have been recently renovated to a very high standard. Plenty of space too for our family gathering of 9 adults and 3 children literally had everything we needed for our long weekend! Brilliant location just by a lake, where we saw stunning sunsets and plenty of local wildlife. Close to Aldeburgh for fish & chips and beach walks, also the White Horse Hotel in Leiston does a delicious Sunday roast which hadnt expected. Will definitely be back!

Fantastic property. Clean, better than the pictures. The grounds are lovely and lots of great facilities. The table tennis table and darts board are great! You should provide more information on the facilities available. I.e. we didnt know there was a BBQ as we would have planned to use it otherwise. Also coffee machines and the fact that one has a grinder attached. Again would be helpful information.

We loved staying here to celebrate my mum's 60th birthday. Only comment would be to move the football table outside with the table tennis and not to keep it in the bedroom.
The property was amazing and even better than we expected from the listing. So often you see photos and when you get to the place it's smaller or less impressive but this property is the exact opposite. The whole house is well presented and furnished, the kitchen had absolutely everything we needed to feed 10 people at once and the games facilities were a great addition. The only thing that wasn't perfect was the rooms on the ground floor being at slightly different levels from each other so multiple people tripped entering and exiting rooms over our stay. Once enough people had done it we were all a lot more cautious. Other than that this is a great property that I hope to stay at again

We spent a wonderful weekend at the farmhouse celebrating a big birthday with family and friends. The house is spectacular it has clearly been renovated using the highest quality materials whilst retaining every bit of original character. It spraws over three floors and each room has been carefully decorated in keeping with the age of the property, apart from the bathrooms which are contemporary and newly installed. The kitchen is lovely huge, and equipped with everything you might need for a holiday with a large group. The kitchen and dining room became the centre of our large group for meals, games, and talking late into the night. There is a single bedroom on the ground floor with easy access to a bathroom which would suit an infirm person just a single step up and down between the two rooms but the house is not otherwise suitable for anyone with reduced mobility as the two staircases are narrow and steep, as expected in a house this old. The garden was where we spent much of our days playing rounders and on the large open grass area or just lying on the lawn to sunbathe and chat. There are nice benches on the patio which seat plenty of bottoms, a couple of huge old trees to lie under, and a pond which is home to a heron and lots of waterfowl. It is so peaceful, with no other properties around. Some of us began the day with a cup of coffee in the small adjacent barn which has one side entirely open so we could watch the heron fly in with a fish in its beak and listen to the birds, which is the only sound you can hear. There's plenty of parking. At one point we had eight cars parked comfortably when friends visited for the day. I wouldn't want to be the person who has to clean such a large, rambling property, but it was immaculate throughout. Big thanks to whoever takes on that task! We found that the simplest way to locate the farmhouse was to input only the postcode into our satnav as it's one of the only properties in the entire postcode. The satnav took us straight to the farmhouse. The owner Mick was so helpful and welcoming, and was available at all times, including prior to our stay, via phone and WhatsApp to answer queries. We would all recommend this property to anyone. It's wonderful.
This house is really lovely, very clean, in a beautiful and relatively isolated position. We thoroughly enjoyed out stay there in the scenic East Suffolk countryside. The thoughtful actions of the owners in providing a warm welcome for us were much appreciated. There were a few minor issues that arose possibly as the property has not been available for long and we took these up with the owner so they could be satisfactorily resolved for future guests. We very much look forward to a future visit.

Beautiful house in a peaceful location but with easy access to local attractions. There was so much space, both inside and out for our group to relax and have fun. We would love to come and stay again!
West House farm exceeded our expectations. It was beautifully decorated and furnished and was spotlessly clean. The kitchen was well equipped, the dining room seated 12 comfortably and there were plenty of toilet and shower facilities for our party. Would love to visit again in the summer to make use of the garden and barbecue. Would highly recommend.
