It was our second time spending Christmas here, and everything was perfect, a really lovely Christmas card and hamper was left for us, which was very much appreciated. Christmas tree and decorations were up, and we booked a Christmas dinner up at the Jolly Sailor which was lovely. Would definitely recommend

A great location for our family weekend birthday celebration everything in the lovely village of Orford within a short walk of the accommodation.
Good holiday home great location
The accomodation is comfortable and showers are lovely. A small welcome pack on arrival. The kitchen could do with a sort out as we found the kitchen saucepans and frying pans unclean and badly worn, need replacing. This spoilt our plan to cook breakfast. There was a lot of areas that could do with a deep clean, like windows, blinds, floors under sofas. Garden is very small, one bedroom is in an annexe away from main house so make sure you know this, it is not gated from main road so a bit open! We were disappointed by this. The local area is beautiful, walks, coastline, pubs and the castle stunning.

We thoroughly enjoyed our stay at Town Farm House. The property was spacious, comfortable and well equipped for a lovely week exploring the Suffolk Coast. Everything was as expected from the description on the website and we would highly recommend this as a place to stay.

Town Farm House provided a relaxing and comfortable stay for a family get together. The house was spacious, clean and airy and there was plenty of room for five adults and three dogs. The garden private and secure for even the most escapologist of dogs. A few things to be aware of... There is quite a steep slope going onto the drive from the road..this is worth knowing if you have a low car or car with a low spoiler. A sign on the wall facing the road would be helpful as the house sign was difficult to see due to the hedges in the front garden. Some of the parquet tiles in the dining room and hall are beginning to lift I think the super suction vacuum may be the culprit. The boiler in the Studio was very noisy and that may need investigating. We did find a few dishes not washed satisfactorily but this cannot be the blame of the owners, and with a very efficient dishwasher provided, this should not have been an issue. All of the above is for information only and in no way did any of it spoil what was a very happy holiday in a beautiful area. Sykes on their part were easy and hassle free to deal with which just added to helping the holiday go without a hitch. Thank you I will be using you again.
The house is excellent in all ways. We had a wonderful holiday with 2 families. It is very spacious, clean and well equipped. We found the location perfect with lot of things to do for adults and children. The village is very pretty and pubs, playground, castle and shop all within easy walking. We definitely hope to return.
We had such a lovely Christmas making lots of family memories. Was perfect for our family make up. We loved the Christmas welcome hamper & Christmas tree. Everything was more than well equipped to cater for our Christmas dinner. There are some lovely walks around and the two local pubs perfect to eat & drink. If you're here at Christmas go and watch the boxing day swim in the lake.
We had a lovely stay and had everything we needed, to spend our family Christmas. We was also welcomed with a lovely Christmas hamper which was a lovely touch!
Lovely long weekend to celebrate my husbands 80th birthday. House was perfect with everyone having enough space. Clean, comfortable, very relaxing. Very near to The King's Head where we had arranged a sumptuous birthday buffet. enjoyed walks to the Quay & round the castle. Weather was perfect as a bonus.

The location of the property is excellent for accessing Orford by foot. Plenty of pleasant walks from the cottage, excellent for dogs. We only used our car twice during our week stay. The cottage is well equipped with all the essentials required for self catering. Some of the chords on window blinds were broken. The rear garden appears neglected and scruffy, it is enclosed and safe for our dogs. The information file at the house describes a welcome pack for visitors that was not provided, there was a bottle of wine which was most welcome.

The house is lovely but a few things that could be improved 1. Dining table way too small, only comfortable for 6 people there were 9 of us. 2. Tap on sink in the utility room very loose & no hot water. 3. Cooker old & didn't work very well, no grill pan, induction hob not working very well, made it very difficult to cook there. 4. Why leave just one dishwasher tablet, surely enough for the duration of the booking is not too much to ask. 5. No kitchen towels this is a basic requirement. 6. Side door has a broken seal which made it very difficult to open not ideal when I'm trying to get in from the pouring rain! Had to go round the back of the house to get in. 1500 for 3 nights is a lot of money and for that I expect more. I also tried to contact the company several times before my visit but it was impossible, the online chat, the SMS and the call back options didn't work & it was beyond frustrating not to be able to talk to someone to answer a question, pretty bad customer service. I've used Sykes for years but they were so much better as a small independent company than they are now.
Had a lovely time here, exploring the Suffolk countryside for the first time. Fantastic house and I enjoyed my own little granny flat. Enjoyed days out at Sutton Hoo, Southwold and Jimmy's wildlife park, and shops and villages around.
Only negative was no dishwasher tablets.
The house was wellequipped, warm, clean, comfortable, and welllocated BUT the locks need sorting out. We never managed to open the door by the garage. There is a space in the fence by the studio which could easily be filled. Our adventurous dog got out within 10 minutes of arrival. However, we had a lovely time. Thank you.
We had a wonderful week in Suffolk. A lovely cottage, plenty of space and a lovely location. We look forward to coming back and exploring some more!
Very relaxing ten days with our doggie and for part of the time family joining us. Had intended to go further afield but the weather was great so we stayed by the coast here in Orford, Aldeburgh, and at Dunwich beach. Loved the little cafe in the chapel in Broad Street, the castle which now admits dogs inside the building, Pinneys for all sorts of fishy treats and of course Pump Street bakery. Both very dog friendly. Aldeburgh was a regular visit and the Cross Keys lets you eat your fish and chips there if they arent serving food that day, and its dog friendly. Lovely modern house and comfy beds.
Thank you for a wonderful 5 nights stay at your lovely home. We really appreciated the books, games and art stuff here. Some fab visits to Woodbridge, Aldeburgh, family, Sutton Hoo and walks round Orford and would thoroughly recommend the Pump Street Bakery and The Crown and Castle superb last night meal. We have very much enjoyed our stay in this part of the world and will come back again!
